The internet makes it really easy to look into a real estate agents’ sales history and professional reputation. Anyone who’s lived in the Coeur d’Alene area for a while probably knows someone who is a real estate agent. That shouldn’t stop you from doing your due diligence. Look up real estate agents’ online profiles to learn how long they’ve been in the industry, how many sales they’ve done and what awards they may have earned? Do they market their properties with professional photos and video? How is their online presence?
One thing that often gets overlooked is personality match. Although your agent probably isn’t going to become your best friend you do want to respect how they treat people and ensure that their process is both ethical and honest.
Once you have decided on an agent to work with, you should sign a listing agreement. This gives the agent time to sell your home. Typically agreements last for 3 months, but in sluggish housing markets or in the luxury home market, 6-month or 1-year agreements are used. In your meeting to sign the listing agreement, or shortly thereafter, your agent will assist you in fulfilling your disclosure obligations by having you answer a series of forms and questionnaires.

Upon ratifying the purchase contract, an escrow process begins. The money held by a neutral third party will ensure that no funds or property changes hands until ALL instructions in this transaction have been followed; it is imperative for these parties to utilize said service as they give themselves peace of mind knowing there are precautions put into place.
After the buyer signs off on their loan documents, they send them back to the lender for final review and funding. Once escrow receives all funds from both buyers and sellers- including any title company fees or other closing costs that may need adjusting accordingly -the sale will be recorded with county authorities in accordance with your state’s records retention laws. That day I will personally notify you about what keys/garage door remote control access arrangements have been made so everything can easily get settled once ownership has changed hands!
